These Terms & Conditions ("Terms") govern your access to and use of the Giglou website, mobile experiences, and related services (collectively, the "Services") operated by Giglou LLC ("Giglou," "we," "us," or "our").

By accessing or using the Services, you agree to be bound by these Terms. If you do not agree, do not use the Services.

Giglou is a New York City real estate search and marketing platform. We display property listings, building and neighborhood information, valuation tools, and ways to connect with licensed real estate professionals.

Listing data may be supplied by third-party MLS and IDX providers and is subject to their accuracy, availability, and display rules. Giglou does not guarantee that any listing will remain available, that displayed information is complete, or that a transaction will close on any particular terms.

Some features require an account. You agree to provide accurate information and to keep your credentials secure. You are responsible for activity that occurs under your account.

You must be at least 18 years old and able to form a binding contract to use the Services. We may suspend or terminate accounts that violate these Terms or applicable law.

You agree not to misuse the Services. Prohibited conduct includes:

• Scraping, crawling, or bulk downloading listing data without our written permission
• Circumventing access controls, rate limits, or technical protections
• Submitting false, misleading, or fraudulent inquiries or lead information
• Harassing agents, property owners, or other users
• Using the Services in violation of fair housing, anti-discrimination, or other applicable laws
• Reverse engineering or attempting to extract source code except as permitted by law

Property photos, descriptions, prices, availability, and building details may change without notice. Automated home value estimates and market statistics are informational only and are not appraisals, offers, or guarantees of value.

Third-party maps, transit data, school information, and points of interest are provided for convenience. You should independently verify information material to your decision before relying on it.

When you submit a form, save a search, request a tour, or otherwise contact us through the Services, you consent to being contacted by Giglou and affiliated licensed professionals by phone, email, or text regarding your inquiry.

Message and data rates may apply. You may opt out of promotional messages as described in our Privacy Notice or in the message itself, where applicable.

The Services, including site design, branding, software, and original content created by Giglou LLC, are protected by intellectual property laws. MLS listing content, photographs, and certain third-party materials remain the property of their respective owners and are displayed under license.

You may not copy, modify, distribute, or create derivative works from the Services or listing content except for personal, non-commercial use permitted by these Terms and applicable MLS rules.

THE SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE." TO THE FULLEST EXTENT PERMITTED BY LAW, GIGLOU LLC DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

Giglou is not a law firm, lender, appraiser, or insurer. Nothing on the Services constitutes legal, tax, financial, or investment advice.

To the fullest extent permitted by law, Giglou LLC and its officers, employees, agents, and affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, data, or goodwill, arising from your use of the Services.

Our total liability for any claim relating to the Services will not exceed the greater of one hundred U.S. dollars (US $100) or the amount you paid us, if any, for the Service giving rise to the claim during the twelve months before the event.

You agree to defend, indemnify, and hold harmless Giglou and its affiliates from claims, damages, losses, and expenses (including reasonable attorneys' fees) arising from your use of the Services, your violation of these Terms, or your violation of any third-party rights.

We may update these Terms from time to time. When we do, we will revise the 'Last updated' date at the top of this page. Material changes may also be communicated through the Services or by other reasonable means.

Your continued use of the Services after changes become effective constitutes acceptance of the revised Terms.

These Terms are governed by the laws of the State of New York, without regard to conflict-of-law principles. You agree that courts located in New York County, New York will have exclusive jurisdiction over disputes arising from these Terms or the Services, except where prohibited by law.

If you believe your intellectual property rights have been infringed, please contact us with sufficient detail to evaluate your claim.
